How an evaluation works
i.
Address in. The subject property is matched to the licensed MLS data feed.
ii.
ScoreCard pulls the records it needs — the subject's listing details, comparable sales, and public records — from bridgeMLS via the sanctioned RESO Web API.
iii.
The agent scores the property on a focused set of quality and risk factors — each adjusts the value against the comparable-sales baseline.
iv.
A comp-based value and offer strategy. The tool produces an estimated value and an offer-strategy view — estimated competitive ranges across price and levels of buyer competition — which the agent reviews and finalizes.
